Ventura County Assessor mails 250,000 property value notices
About 206,000 property owners will see the standard 2% Prop 13 increase; more than 6,500 may qualify for a temporary reduction.
The Ventura County Assessor's Office has started mailing roughly 250,000 Annual Value Notices to property owners across the county, according to a July 20 news release from the county.
The notices reflect each property's assessed value as of the January 1, 2026 lien date. About 206,000 owners will receive postcards showing the standard 2% increase allowed under Proposition 13. Another more than 6,500 owners will get letter notices indicating their property's market value has fallen below its Proposition 13 factored base year value, which could mean a temporary reduction in assessed value.
The annual mailing is one of the Assessor's Office's largest operations each year. The office fields more than 30,000 inquiries annually from property owners reviewing their assessments and checking for potential errors or questions. Property owners with questions about their 2026 notice can call (805) 654-2181, email assessor.info@ventura.org, or visit assessor.venturacounty.gov.
Owners who disagree with their assessed value can file an Assessment Appeal Application with the Clerk of the Assessment Appeals Board. The deadline to file is Tuesday, September 15, 2026. Applications are available by calling (805) 654-2251 or at venturacounty.gov/cob/aab.
